Q. Why do GetAnOffer not use Sole Agency Agreements that are commonly used by traditional estate agents?
A. Sole Agency Agreements are commonly used by UK estate agents with the sole purpose to trap house sellers into exclusively using their services.
These cleverly worded agreements can last the entire length of the sale process or last for a set period of time (typically 12 – 20 weeks) from the initial instruction of sale.
These agreements essentially guarantee the estate agent a fee even if they are do not produce a buyer and a buyer is found elsewhere by the house seller.
But have a look on any of the online advice forums and chat rooms such as MoneySavingExpert.com and barely a week goes by without a house seller complaining that their estate agents is insisting on being paid a fee the seller believes they’re not entitled too.
We don’t want to trap any sellers into cunningly worded contracts that ensures we get a fee in the unlikely event that we fail to produce a buyer.

Q. Why should I avoid using the services of a “Quick-Buying Property Firm”?
A. Let’s face it Quick Property Buying Firms have an appalling reputation. Some have even suffered the indignity of appearing on BBC’s Watchdog.

Q. What happens when somebody wants to view my property?
A. Our lines ring 24 hours a day, 7 days a week with buyers wanting to make appointments to view our available properties.
But we don’t allow any Tom, Dick or Harry to view your property. Each and every buyer is qualified by us prior to confirming an appointment.
As our sellers only wish to here from buyers that are in a financial position to make a purchase quickly, we’ll make the necessary checks before confirming an appointment.
We also speak to the viewer to obtain feedback after each and every viewing.
This is simple task is often not done by traditional estate agents. Feedback will then be passed onto you immediately.
Q. What happens when an offer is made on my property?
A. All offers are made through GetAnOffer and will be confirmed to you by telephone and in writing. We will then take care of progressing offers and negotiating with potential buyers on your behalf.

Q. What do I do once I accept an offer?
A. Once you’re happy to accept an offer from a buyer introduced by us, it’s full steam ahead.
The “conveyancing” stage will now commence. We will write to you’re your solicitor and the buyer’s solicitor to inform them of the agreed sale.
Our skilled and competent negotiators will then push the sale through to completion as fast as they can to ensure that the date set for completion when the sale was agreed is met.
Q. Do I need a Home Information Pack (HIP)?
A. Since December 2007 it has been a legal requirement for all house sellers to provide a Home Information Pack (HIP) for prospective buyers to view, once a property is placed on the market for sale.
Unfortunately, we will be unable to commence marketing your property until a HIP has been ordered.
GetAnOffer can provide a competitive no obligation quote for a HIP should you not already have one. A HIP can often be completed within 24 hours of ordering.
We also offer deferred payment HIP’s. With a deferred payment option, the HIP is paid for on completion (or within 6 months from instruction). This means there are no upfront costs for the seller, except for a small deposit on the HIP.
We’re strongly of the opinion that a "HIP" is of little practical use to you or your buyer. However, they're a legal requirement and you therefore need one.
Q. Do you follow a code of practice?
A. GetAnOffer are proud to be a members of The Property Ombudsman Service (TPOS) for Residential Estate Agents and the OFT under its Consumer Codes Approval Scheme.
Estate agents signing up to the strict OFT Code of Practice scheme are required to provide additional consumer protection that goes beyond that required by the law.
