Here are 10 essential questions to ask when viewing a property.
If it has been listed for a while, it might be overpriced, or there could be something about it that puts buyers off. A recently listed property might generate more competition, so you’ll want to act more quickly if you’re interested.
This will give you an idea of how competitive the situation is. If viewings have been quiet, you may be in a stronger position to negotiate. If it’s been busy or had multiple offers, the seller may be less flexible.
This is a really helpful one. If previous offers have fallen through, it’s worth knowing why. Was it due to a bad survey, a change in the buyer’s circumstances or problems with the chain? The answer could highlight potential issues or simply reassure you that it was unrelated to the property itself.
There might be practical reasons such as upsizing, relocating for work or retiring. Or it could be more personal. Understanding the seller’s situation can help you gauge how motivated they are and how flexible they might be on price or timings.
Find out what work has been done, when it was completed and whether guarantees are in place. This includes things like a new roof, boiler, electrics or extensions. Big-ticket upgrades can save you money in the long run.
Are kitchen appliances, blinds or garden sheds staying? Sometimes sellers take more than expected, so be clear on what’s part of the deal. It can affect both value and convenience on moving day.
Ask about schools, parking, traffic, public transport and what the neighbours are like. The estate agent might not know everything, but their insight can be useful. Then follow up with your own research to confirm.
Ask about the council tax band, average energy bills and any service charges or ground rent if it’s a leasehold property. Older or less energy-efficient homes might be more expensive to run than they look.
This includes things like damp, structural problems or any legal complications. You may not get every detail upfront, but it’s a good idea to ask clearly. Sellers and agents are required to be honest if asked directly.
Ask whether the seller has found their next home and how long the chain is. A chain-free property might allow for a faster move, while a longer chain could lead to delays.
